Mine industry boom blamed for higher valuations in Sydney's housing market

There have been signs the price rises are spreading to other areas of the city, with Sydney's median house price for the 12-month period ending in June 2013 rising by more than 7 per cent.

The median price for all of the suburbs of Sydney, which include the eastern suburbs of Coburg, North Ballarat, Parramatta and Mount Druitt rising by 14.2 per cent and 14.7 per cent, respectively, over the same period.

The rise in the prices in other areas is also likely to be related to the boom in the city's housing market, experts said.

"While the boom has obviously boosted demand in the areas that are seeing the rising prices, there's also been a growth in demand for new houses within the inner and outer suburbs," said Chris Chappell, head of property research at Macquarie Bank.

"These areas have not only seen the house price increases due to the boom, but are also adding demand for new houses which are coming down market value due to inflation, higher interest rates and other factors."

At a time when Sydney's property prices are at all-time highs and are expected to rise further, there is pressure on politicians to tackle the city's affordability crisis.

The Coalition is facing widespread criticism for continuing to build new homes without providing more tax breaks for property owners.

Some experts are arguing the government's focus is on house building rather than affordable housing.

"House prices are the driving factor driving this. They are the single largest driver of housing affordability in Sydney. The supply of houses is very limited at this point," said Professor Dermot Taylor, an economist at CSIRO.

"The longer the government takes with building new homes, the less pressure there is on the market for that particular type of property."

In its latest housing affordability report, released on Thursday, NSW also put pressure on the government to act.

As the Sydney property market has soared, the state's housing affordability crisis has deepened, the report said, with more people losing homes and more affordable apartments, many of which are in high-income areas with higher rents.

And those in that high-risk section of the city have less incentive to pay the rent if the cost of moving to the city increases.
